This project involved both new construction and tenant fit-outs to the Newmarket Medical Arts Building, a six-storey medical services building with underground parking.  The building is located across the street from Southlake Regional Health Centre in Newmarket is connected to the building by a pedestrian bridge.  The building houses a variety of hospital-related services and medical clinics and the Southlake Regional Health Care Centre is the primary building tenant.

Tenant fit-outs included the construction of a cataract suite, imaging centre and ambulatory treatment centre. The work entailed a variety of construction methods and specialized procedures necessary for the construction of medical/ hospital facilities. Additions included operating rooms, recovery wards, waiting rooms, x-ray rooms and other highly-specialized areas.  Because this facility was originally designed to be an office building, extensive work had to be done to convert the building.  Changes included upgrades to mechanical and electrical services, systems and equipment, additional roof top units to manage strict operating room air and temperature controls, upgrades to the building exteriors such as new window wall systems with triple-glazed curtain wall units.

The building remained open and operational during the construction period and considerable effort was made to minimize the disturbance and disruption to the building occupants.
